    This prestigious project requested Lar-Mex to migrate an existing proprietary Siemens system to an open protocol, user friendly, web based automation system. This project was conducted while the building was fully occupied. To make the system switch over as discreet as possible, Lar-Mex coordinated the installations with the owner to minimize all downtime and tenant disruption.

    Description of the project solutions:

    1. Remove existing Siemens system
    2. Switch over all mechanical systems to new BAS
    3. Supply/Install 19 EC-BOS-6 or equivalent c/w accessories
    4. Supply/Install system controllers
    5. Supply and install 1300 VAV controls
    6. Labour to complete
    7. Create as-built drawings
    8. Identification of wires and controllers according to as builts
    9. Create new web graphics
    10. Verification of any existing controllers
    11. Commissioning of all controllers
    12. Testing of all components
    13. Verify all sequences of operation for correct operation

  • MLPM Skyline Complex – DDC points: 2000+

    Lar-Mex has replaced the existing building automation system for entire complex. This site is comprised of 7 towers that add up to over 1 million square feet of office space. All work was performed while the building was occupied. The new automation system is responsible for controlling critical and environmental mechanical systems.

    Description of the project solutions:

    2. Switch over all mechanical systems to new BAS
    3. Supply/Install Building controllers
    4. Supply/Install system controllers
    5. Supply and install 700 VAV controls

    The following scope will illustrate that Lar-Mex answers the call to more than a BAS contractor. We realize the need to assist the construction manager in maintaining a building of historical value in a reliable and professional manner.

    Lar-Mex Scope of work:

    1. Decommission existing building automation system in controlled manor in preparation for abatement. Disconnect all existing Siemens systems.
    2. Supply and install a new Distech BAS to control and monitor all pumps, exhaust fans, heating plant, ramp heating system, loading dock unit, generator room and new heating units.
    3. All control wiring is to be in EMT conduit. Proposed system is not a Siemens system and will not interfere with any Siemens network. – Provide service agreement for new control system as per general instructions.
    4. Maintain MUA unit c/w heating coil to pressurize building.
    5. Maintain AHU-22 to serve construction offices.
    6. Maintain exhaust system in shaft for exhaust of Neg air units.
    7. Provide service agreement as per general instructions and appendix B for all pumps, exhaust fans, heating plants, ramp heating systems, and new heating units.

    1. Ensure proper response time to critical service calls.
    2. Acknowledge and respond to BAS alarms.
    3. Additional duties performed as requested by the CM – Reclaim refrigerant from existing drinking fountains and ODP tag for disposal, and supply and install refrigeration piping and piping insulation for new HP-1 located on B1.

  • Museum of Nature Aylmer Quebec – DDC points: 500

    Lar-Mex installed the BAS at Canadian Museum of Nature’s science and administration center. An extensive IP infrastructure, BACnet system ensures critical environmental conditions are maintained for the preservation of Canada’s natural history collections and for the desired operation of researcher’s laboratories.
